Before we break a single wall, you get a fixed price and a fixed completion date, both locked in your contract. Your price is locked. If we finish late — we pay you $200 a day, up to $5,000. It's written into your contract before we start — our money on the line, not a slogan. Plus a 3-year warranty, a free design package, weekly updates with the owner’s direct number, and permits & inspections guaranteed — six promises, in your contract.

Once you're ready to move forward, we visit your home, measure the space, and plan the layout around your actual basement — not a guess.

Design & Permits

We create your custom floor plan and handle the full permit application — typically 1–2 months, depending on your city. Every project is built to Ontario Building Code — inspections passed, paperwork handled.

Build & Finish

Licensed trades handle the rough-in; our in-house crew handles every finish — flooring, tiling, painting, trim. Then we walk through it together.

Personal-use basements typically run $40,000–$70,000, and legal second units run $50,000–$95,000+ — depending on size, layout, and finishes. You get a fixed price in writing before any work starts, so there are no surprises.
Construction: personal-use basements take roughly 4–10 weeks on site; legal second units start around 10 weeks, depending on scope. Design & permits are a separate stage before construction — typically 1–2 months, depending on your city's approval times. We lock your construction completion date in writing — and if we miss it, we pay you $200 a day, up to $5,000.
Yes — completely. We handle the architectural drawings, permit submission, and every city inspection. You never touch a form.
Yes. Through our partner Financeit, you can spread the cost into flexible monthly payments instead of paying all upfront — subject to approval. We'll walk you through the options on your free call.
